Remodeling:
These days, more and more homeowners are deciding to stay in their homes and do upgrades. I specialize in kitchens and bathrooms, and whether you simply want to do an update or take your space down to the studs, I can help.
How it works:
Initially, I try to nail down your style and expectations, followed by reviewing inspiration photos. We would go over your budget and timeline, then secure a contractor. It could be one of my current contractors or one that you provide. Next, I would come up with a personalized design plan for you - which would include details such as surfaces, finishes, and plumbing and electrical fixtures, if applicable. I would make a mock-up for you to see the full visual picture. I typically try to order samples of flooring, countertops, and tile. I find that if you have the samples in your space, you can get a good feel of the color, texture, and the way the surface changes throughout the day with the lighting. Once we have the plan finalized, we would hand the reins over to the contractor, and they would start the ordering process and handle the scheduling. You would pay the contractor directly for any costs related to labor and materials, bypassing me. I encourage open communication between all parties, and when a project initiates I start a group message with myself, you, and anyone involved in the project. It’s important to me that everyone is on the same page. Throughout the remodeling process, I am involved in making sure that things are progressing according to our plan and your expectations.
Billing Rates + Info:
Consultations: $249, up to 1.5 hours. These can be for one-time use for advice and tips, or for the initial consultation for onboarding new clients.
Following the consultation, I go directly into my hourly rate, which is currently $149/hour. I bill by the quarter hour on a monthly basis, and email invoices directly to you, detailing the work completed. I do update my billing rates every 1-2 years, so they are subject to change. I try to be as transparent as possible in my billing practices, and will inform you of any changes as they occur. I do have clients that give me a set amount of hours for a particular project, and I do my best to adhere to that structure and communicate hours updates. To give an example of an hours cost, for a kitchen remodel it typically takes me 8 hours.
Reimbursements: if I purchase anything on your behalf, I simply bill you for the amount that I paid for the item(s).
Discounts: I allow my clients to use my trade discounts with no mark-ups, and have trade accounts with most larger retail furniture and décor companies. If I don’t have a discount with that particular retailer, I can simply apply for one to obtain the discounted rate.
Contractors + Subcontractors: If either myself or you as the client brings on a contractor or vendor, you would pay them directly, bypassing me. You are also free to communicate with them directly. I encourage open lines of communication, and generally have group chats with contractors and clients. I think it’s very important that everyone is on the same page!
